Nifty REITs and InvITs Index
The Nifty REITs and InvITs Index is a composite index maintained by NSE Indices that tracks the combined performance of listed Real Estate Investment Trusts (REITs) and Infrastructure Investment Trusts (InvITs) in India, providing a benchmark for yield-generating listed infrastructure and real estate assets.
The Nifty REITs and InvITs Index was created to track the growing universe of listed REITs and InvITs in India — a relatively new but increasingly important asset class. REITs hold income-generating real estate assets (primarily commercial office parks and retail malls), while InvITs hold operational infrastructure assets such as roads, power transmission lines, gas pipelines, and telecom towers. Both structures are mandated to distribute a significant portion of their net distributable cash flows (NDCF) as distributions to unit holders on a regular basis.
The index covers listed entities such as Embassy Office Parks REIT, Mindspace Business Parks REIT, Brookfield India Real Estate Trust, Nexus Select Trust (mall REIT), and InvITs like IRB InvIT, India Grid Trust (IndiGrid), PowerGrid InvIT, and Highways Infrastructure Trust. The regulatory framework for these instruments is governed by SEBI's REIT and InvIT Regulations.
The index serves an important purpose in the Indian institutional investment context. REITs and InvITs are positioned as hybrid instruments — between equity and fixed income — offering regular income (distribution yield) with potential for NAV appreciation. Pension funds, insurance companies, and sovereign wealth funds are significant investors in these instruments globally, and the Nifty REITs and InvITs Index provides them a performance benchmark.
Since 2020, SEBI has progressively eased the framework — allowing smaller REIT structures (SM REITs for smaller commercial properties), reducing the minimum investment amount, and broadening the asset category eligibility for InvITs. These changes have expanded the listed universe and improved liquidity.
For investors, the Nifty REITs and InvITs Index is a useful tool for assessing relative performance of yield-focused listed alternatives versus broader equity indices and fixed income instruments. Distribution yields, debt levels, asset quality, occupancy rates (for REITs), and traffic or capacity utilisation (for InvITs) are the key operational metrics to monitor.
